This is a 'back-to-nature' campground with large sites and a beautiful big creek and a small creek running through the property. All sites are on one or other of the creeks.

We background check all adult applicants to safeguard our existing guests as much as possible.

We are exclusively a long stay / year round / Full Time campground. All our sites are full hookup sites with 20A, 30A, and 50A electric, water and sewer at all sites.  Internet is available up to gigabit speeds. We do not have any of the regular facilities. No washroom/laundry, no office on site, etc. This helps create a peaceful and uninterrupted residential community experience. 

Newport (Walmart, Lowes, etc) is 10 mins

Gatlinburg, Pigeon Forge, Sevierville 30 - 40 mins

Knoxville 50 mins

Asheville 80 mins

Chattanooga  2  1/2 hours

Nashville  3  1/2 hours

RVs/Campers and tow vehicles must be in good repair and kept clean and presentable. RVs/Campers must be 12 years or newer and with no visible damage

We offer sites on a three month minimum basis plus one month of security deposit to encourage a clean site when you leave. 

The three months + sec dep are all due paid in full in advance of arrival.

We offer a 10% discount off all monthly rates for annual payment in advance.

Our rates vary based on the site and location

Annual prepaid rates range from $520 to $810 (for premium covered sites)  per month. Monthly rates are $575 and up to $900 depending on the site. You are welcome to leave your camper here as a storage place, for the regular monthly or annual rate, to keep your site for when you want to return.

Utilities are not included in the rate. 

Up to gigabit highspeed fiberoptic internet is available from Newport Utilities into each site.
